Encourage Tenants to Apply for Emergency Rental Assistance

In some states, landlords with one or more eligible low income renters, can apply to get reimbursed for up to 80% of each eligible renter’s unpaid rent between April 1, 2020, and March 31, 2021, if the landlord agrees to waive the remaining 20% of unpaid rent for that specific time period. Landlords may apply on behalf of their Tenants. If a landlord applies, their tenant must cosign the landlord’s application and the landlord must inform the tenant that the landlord applied on their behalf. Any funds the landlord receives must be applied to the tenant’s rental obligations.

Direct payments will be made to the landlord unless the landlord does not agree to accept the payments. In these instances, the direct payment will be made to the eligible household for the purpose of making payments to the landlord for each eligible renter’s unpaid rent.

Landlord Requirements

  • Renter’s household income must be at or below 80% of the Area Median Income (AMI)
  • All payments must be used to satisfy the renter’s unpaid rent for the period between April 1, 2020 and March 31, 2021
  • Your renters must verify that they meet your local ERAP administrators eligibility requirements.

Before You Apply

The application process and requirements vary by local ERAP administrators, but most require some or all of the following documents. To streamline landlord participation in the program, many local ERAP administrators allow landlords submit single application that includes all renter households who are eligible to receive assistance under the program.

  • Lease or rental agreement stating renter’s name, residence address, and monthly rent due.
  • Property Deed(s)
  • Mortgage Note(s)
  • Property Tax Statement
  • Copy of Property Insurance Statement
  • IRS Form W-9
